總租金回報率(Gross rental yield)是指一年租金除以物業購買價格。
假設你的投資物業購買價格為 £220,000, 預計每月租金 £1,100,即一年總租金 £13,200。
總租金回報率=(一年總租金 £13,200 ÷ 物業價值 £220,000)x 100=6%
如何計算淨租金回報率(Net rental yield)?
淨租金回報率(Net rental yield)指一年總租金減去總開支(例如按揭費用、物業管理、租務管理及修護費用等),再除以物業購買價格,得出最後的淨回報率。
同樣,假設你的投資物業值購買價格為£220,000,一年總租金 £13,200。而每月物業管理等開支為 £320,一年總支出 £3,840。
淨租金回報率=[(一年總租金 £13,200 – 一年支出 £3,840)÷ 物業價值 £220,000)]x 100=4.25%
英國出租物業 10大平均總租金回報
報告64個城市當中,10大最佳平均總租金回報城市均分怖於英格蘭北部及蘇格蘭。英格蘭東北部的 Sunderland ,及蘇格蘭的Aberdeen和Burnley回報最佳,平均總租金回報達8%或以上。相比之下,英格蘭南部樓價始終較高,導致影響租金回報率。
當中為港人熟識的利物浦(Liverpool)排第10位,平均回報率達7.44%、利茲(Leeds)以6.67%排第22位、熱門地曼徹斯特(Manchester)以6.53%排第28位、伯明翰(Birmingham)以6.10%排42位、倫敦則以回報率4.95%排較後位置。
